Rental Qualifications

Household combined income must be at least 3 times the amount of rent.

No Felonies, Misdemeanors, Open Bankruptcies or Evictions.

You cannot owe money to another property.

You must have verifiable income and rental history.

Applications are $48/person over 18

$200 Non-Refundable Administration Fee. 

$500 towards the Refundable Deposit is due at the time you "Hold the Unit".

*Unit deposits are based on an average credit score of all the occupants over the age of 18.

Single Family Homes

FICO Above               650 = $1000 Refundable Deposit

FICO Between           610-649 = $1500 Refundable Deposit  

FICO Between           609-550 = $1800 Refundable Deposit

FICO Below               549 = Deposit equal to 1 month rent

Other factors could lead to a deposit equal to double the rent.

$350 Non-Refundable Fee for 1 pet

$450 Non-Refundable Fee for 2 pets

I accept most animals. There is a 2 pet max. I do not have a weight restriction but your spayed/neutered pet needs to be a year or older. I do not accept puppies or kittens or “un-fixed” animals.

Additionally, Pitt Bulls, Doberman Pinschers, Akita dogs and Chow dogs REQUIRE a Renter’s Insurance policy that covers the specific pet. This breed list is not all inclusive and management can, at its discretion, require a Renter’s policy for any pet or deny a pet completely.
